Start an Online Home Search
Through a personal meeting or conversation, I can help you begin your online search so you become aware of what your options are and learn the market in which you are interested in buying a home. During this personal consultation we will discuss your expectations of me and the process of buying a home. We will discuss my roll as a buyer agent and the difference between a buyer and seller's agent.
Get a Preapproval
Getting a preapproval from a lender is of utmost importance so you know your buying power. There are many loan programs and it helps to know what will best fit your situation. This knowledge is power as it helps you know what you can afford and what your monthly payments will look like. There are many low down payment and zero down payment loans available depending on your credit and income. If you do not have a lender, I can help you find one.
Set Up Showings and Visit Open Houses
I can show you any home for sale regardless of who has the "exclusive" listing (see "buyer agent vs. seller agent"). It is good to keep showings at 5 or fewer homes at a time as they WILL start to blend together! For private showings some notice is required by most sellers. Be aware that when you visit an open house, the agent there likely represents the seller's best interest.
Make an Offer on a home
Now the exciting part! I will help you write an offer on a home and negotiate the terms. When making an offer, I will help you make an informed decision regarding the home's value based on current market conditions. Is it a seller's market? A buyer's market? Is the home overpriced or a good value?
It is important to have your interests protected through contingencies included within the offer and to set dates for performance within customary time frames and that your lender can hit. (Don't worry, I can help!)
Manage the Transaction through Closing
I work with the seller's agent, your lender and your attorney to get us success
fully to the closing table. We have a home inspection, sign a Purchase and Sale Agreement, go through the lending process to obtain a loan commitment and more. This process can take between 45 and 60 days but in the end... here are your keys to your new home!
